Property developer One Global Capital has unveiled plans for a A$1.5 billion (US$1.07 billion) mixed-use “city-within-a-city” development in Sydney’s inner west, signalling one of the area’s most ambitious urban renewal proposals in recent years.
The project will rise on a 1.4-hectare waterfront site in Five Dock, a suburb within Sydney, and aims to combine residential, hospitality, retail and lifestyle offerings within a single integrated precinct.
According to the developer, the concept is designed to create a self-contained urban hub where residents, visitors and workers can live, stay and socialise within a walkable community.
The proposed development includes a hotel with around 150 rooms and five residential towers housing approximately 750 apartments. Plans also feature around 10,000sqm of retail and dining space, wellness and health facilities, landscaped public areas and community-focused amenities.
Architecture for the project is reportedly being led by Koichi Takada Architects, known for designing high-density developments that incorporate nature-inspired elements and public spaces.
Developers plan to lodge planning approvals in mid-2026, with submissions expected to be filed with authorities in New South Wales by June. If approvals proceed as anticipated, construction could begin around 2028.
